We pride ourselves on customer service and flexibility. All clients receive the services outlined above, and have an option of the Core, Core+, and Premium+ plans below. All plans have a base start-up fee of the greater of $500 or $150 per unit and include the following:
- Weekly common area cleaning and maintenance
- Pet leases (if applicable)
- Unit turnover (paid from move-in fee)
- Access to all our third party vendors for repairs (HVAC, plumbing, electric, appliance, carpentry) and landscaping/snow removal at cost
Core
Core has a greater of $50/unit or 5% management fee and the following:
- Leasing has a 1 month broker's fee
- Lease renewals have a $150 charge
- In-house Maintenance is billed at $45/hr plus materials, $75/hr for after-hours calls
- Cap-ex Services with our professional contractors starting at $55/hr plus materials
Core+
Core+ has a greater of $70/unit or 7% management fee and the following:
- Leasing on apartment units has 50% broker fee
- No lease renewal fee
- Monthly maintenance charge of $50 per unit under contract, unlimited in-house labor (charge only for materials), 4 hours of after-hours calls included ($75 after that)
- Yearly unit inspections
- Will cover all legal fees for up to 1 eviction per year
Premium+
Premium+ has a greater of $90/unit or 9% management fee and the following (15 unit minimum):
- No leasing fee for apartment units
- No lease renewal fee
- Monthly maintenance charge of $25 per unit under contract, unlimited in-house labor (charge only for materials), 8 hours of after-hours calls included ($75 after that)
- Semi-annual unit inspections (every 6 months)
- Will cover all legal fees for up to 1 eviction per year
- Landscaping and snow removal automatically included
- Bill payments on behalf of owner for most utilities included
- Will handle all paperwork for property tax appeals
Core
Core has a greater of $50/unit or 5% management fee and the following:
- Leasing has a 1 month broker's fee
- Lease renewals have a $150 charge
